Cannabis zoning in the US is a layered regulatory regime:

  • State baseline: Most recreational states set minimum buffer distances (e.g., 600-1,000 ft from schools, daycares) and allowed zone types (commercial, industrial, mixed-use). Some states (notably Michigan, Oregon) delegate zoning entirely to municipalities.
  • Municipal overlay: Cities and counties layer additional restrictions -- stricter buffers, conditional-use permits, cannabis-specific overlay zones, or outright bans ("opt-out" municipalities).
  • Measurement methodology: States measure buffer distance inconsistently -- some door-to-door (NY recently codified), others property-line-to-property-line. Always verify with the local planning department.
